House Prices up 9% on a year ago says Nationwide

The annual rate of house price inflation eased slightly in March, the Nationwide building society today said. Prices across the UK rose by 0.7% in the month, taking the cost of the average UK home to £164,519. That was 9% higher than a year ago, a rise of nearly £14,000 on the average.

The recovery in the housing market continues to be strongest in southern England, with London leading the way with house price growth of 2.5pc during the first quarter of 2010, while prices rose by 2.3pc in the South West.

Further good news on the mortgage front - mortgages aimed at first-time buyers that require a 10% deposit are to be offered by a revamped Post Office, the government announced yesterday. TODAYS BUDGET REACTION FROM BESLEY HILL ESTATE AGENTS

Stamp Duty Rise to £250,000?

Alistair Darling maybe set to announce an increase in the Stamp Duty threshold to £250,000 in today's Budget. Leading analysts say it would be a classic pre-Election sweetener, letting virtually all first-time buyers off the tax.

The move would cost the Treasury £1bn but could transform the housing market.

Many industry stakeholders are calling on Alistair Darling to introduce a tax incentive scheme for first-time buyers. This scheme operates successfully in the US with an $ 8,000 First Time Home Buyer Tax Credit. First-time buyers – defined as anyone who has not owned a home for three years – are all eligible for the tax credit after their purchase.

Although consumer confidence in the market is being restored, low levels of supply in new housing and a lack of mortgage finance means the market is not moving as fast as it could.

If Alistair Darling is serious about helping first-time buyers he clearly need to review Stamp Duty which are impeding progress at a crucial time of recovery.

Market Warms Nicely

Houses are more affordable now than since 2003, says one of the latest property portals Zoopla.

It says that because of lower house prices and mortgage rates, 58% of homes are now affordable by the average British earner, up from 34% three years ago.

Over the past ten years, affordability levels reached their highest point in 2002 at 66%. Zoopla rates affordability on the basis of a borrower using one-third of income for mortgage payments.

Today, that proportion of an average income safely finances a mortgage of £188,423.

All we need now are for Banks and Building Societies to continue to relax their lending criteria.

Interestingly Besley Hill have seen approaching a third more buyers register compared to the same period in 2009 and over 50% more homes coming onto the market.

Mortgage deals keep getting better

Mortgages for homebuyers have improved over the past month - according to Moneyfacts.

At the start of March there were 1,798 mortgage deals available which required deposits of between 0% and 40%. That was 6% more availability than a month ago and 68% more than a year ago. There are a few mortgages available with just 0% or 5% deposits, but there are now 489 deals that ask for 10% or 15% down-payments. That is 90% more than a year ago when there were just 258 such loans on the market.

"There are a growing number of mortgage providers who are becoming a little more accommodating with their credit criteria and this bodes well for consumers who will benefit from a growing competitive mortgage market," said Michelle Slade of Moneyfacts.

"It is pleasing to see that the average mortgage rate is falling at the same time as deposit requirements are getting smaller," she added.

Lower rates

Among the lenders to cut the interest rates across their mortgage ranges in recent weeks have been Lloyds, RBS, Cheltenham & Gloucester, Northern Rock and Alliance & Leicester.

The cuts have been between 0.1% and 0.5%. In another indication of more relaxed lending, RBS has raised its maximum advance for first time buyers from £150,000 to £300,000.

The biggest reductions in interest rates have tended to be at the highest loan-to-value (LTV) levels, at 85% in particular - which would indicate lenders have more money to lend.

House prices have risen in the UK over the past year, which means that lenders are again lending against appreciating assets and not ones that are going down in value.

It would appear increasingly in the last few weeks, that some lenders have improved their offerings over 75% LTV, which is down to the consideration that it is more commercially viable as the risk is that much less.
